The site is in a residential area, with several schools and churches nearby. The Fitzpatrick family has operated a business on this location since 1923, and they are the only commercial business in the neighborhood. 

According to the area’s zoning, the site can either be used for a similar business or for residential purposes (currently the four parcels are zoned for a total of eight units). Any change from that will require approval from the city, and will involve input from agencies who will consider use, traffic, environmental impact, and the overall benefit to the community.
